Project Delivery Methods

In the ever-changing world of construction, we pride ourselves in our ability to adapt to our client’s needs. While our roots are founded in general contracting, we offer several alternative delivery methods and we are confident that we can find the right approach, for each project.

General Contracting

We provide all material, labor, equipment, and sub-contractors to deliver a turn-key product, for a fixed price. This method is the most common delivery method with well-established roles and responsibilities and the final price can either be bid or negotiated.

Construction Manager as Constructor (CMC)

As CMC, we will work with Owner & Design team to prepare a preliminary project schedule, make recommendations for phased construction, prepare preliminary cost estimates, and, when documents are sufficiently complete, facilitate a bid process to determine hard costs and project partners. From there, we will coordinate all aspects of the project execution through completion as the contractor. In lieu of a fixed bidding process, we will charge a fee, which is typically offset by removing the burden of oversight of complex projects from the Owner and Owner’s staff.

Design Build

If you have a concept, the design build method may be right for you. Utilizing this method will give you a single point of accountability that a single contract for both design & construction offers. Having a single contract between the Owner and the D-B Contractor improves coordination between the design and the contractor, a removes unnecessary risks involved with multiple contracts throughout the project.
